Enhancing Safety and Aesthetics with Evverlap Fibre Cement Cladding

Latitude 52, located in Plymouth, is a residential development with a maritime heritage. Originally serving as a sailor’s rest centre, the building was transformed in 2004 into 102 modern apartments, including the addition of two extra storeys. While the conversion brought new life to the structure, evolving fire safety regulations and performance standards necessitated a comprehensive refurbishment to ensure long-term compliance and resident safety.

Lancer Scott was appointed as the principal contractor to lead the refurbishment works, with a primary focus on replacing the existing timber cladding system. The original cladding, though visually appealing, was deemed non-compliant with current fire safety standards. The challenge was to find a solution that would meet stringent building regulations while preserving the building’s aesthetic appeal and enhancing its durability.

To address these requirements, Valcan’s Evverlap Fibre Cement weatherboard system was specified. This innovative product offers a Class A2 fire rating, ensuring it is non-combustible and fully compliant with modern fire safety legislation. Designed to replicate the natural beauty of teak wood grain, Evverlap combines the warmth of timber aesthetics with the resilience of fibre cement. Its raised texture and plank-style format provide a visually rich façade that complements the building’s character.

The installation was expertly delivered by Build X (SW), who managed the full cladding replacement using the VitraFix VF1 non-combustible subframe system to install the Evverlap boards. This system not only facilitated an efficient installation process but also contributed to the overall fire safety and structural integrity of the façade. The combination of Evverlap and the VitraFix VF1 system ensured the refurbished façade met all relevant performance criteria - including fire safety, weather resistance, and long-term durability.

Jon Rosevear – Commercial Director from Build X (SW) commented: “The Latitude 52 refurbishment presented the perfect opportunity to demonstrate how modern, compliant cladding systems can transform an existing building without compromising its original character. Working with Lancer Scott and Valcan, we delivered a façade solution that not only meets current fire safety standards but also enhances the appearance and longevity of the building - something we’re really proud of at BuildX”

The refurbishment of Latitude 52 has significantly elevated the building’s safety profile while preserving its architectural charm. Residents now benefit from a façade that is both visually striking and built to withstand the elements. The project stands as a testament to how thoughtful specification and expert installation can transform a legacy building into a modern, compliant, and attractive residential space.

Kent Diffey – Sales Director at Valcan commented: “It’s been a pleasure collaborating with Build X again on a remediation project that truly showcases the benefits of Evverlap Fibre Cement planks. The transformation not only replaces the old timber cladding with a modern, durable solution but also gives residents peace of mind knowing their building is safe. Once again, Build X has delivered an outstanding installation!”
